Accompanied Viewings
We always carry out accompanied viewings using our expert staff who will inform you whether it is to be furnished or unfurnished and what responsibilities you have to the property and us as agents.
A convenient timing will be arranged – we do also conduct weekend and evening viewings. Please call to arrange a suitable appointment.
Offer/ Application
Once a suitable property has been identified and a rental price has been agreed you will need to complete a tenant application form. At this stage please state your requirements including date of occupancy and duration of the tenancy.
On application a holding deposit fee will be required to ‘hold’ the property and also an administration fee will be required to cover administration costs, referencing and credit checking.
Assuming the rental proceeds, the holding deposit will be deducted from the first month’s rent. This fee is non-refundable unless the landlord withdraws the property before any tenancy commences. We will be unable to return the application fee if the letting does not proceed due to default by the tenant applicant; or through unsatisfactory credit checks or references; or if it is discovered that facts provided to us in the application prove untrue.
References
Lifestyle Letting will take references on behalf of the landlord. This normally includes your employer, current/ previous landlord and a character reference. We will also normally request a copy of your last 3 months bank statements/pay slips and photographic ID.
Assistance with Tenancy Forms
Tenancy Agreements are written and prepared in accordance with current guidelines and legislation. They will be carefully explained to ensure you fully understand the legal implications before signing a Tenancy Agreement and committing to a tenancy. We will always aim to ensure that all of our properties are of a suitable standard and conform to current safety regulations. (This includes Energy Performance Certificates, gas, electrical and furniture fire safety requirements).
Inventory
Upon being ‘checked-in’ to the property we ensure a comprehensive written inventory is agreed between the tenant and ourselves as the agent. We recommend that you keep the document in a safe place as it can be relayed back to for any damages in the checkout Inventory.
Rent
Typically we quote rents on a calendar month basis. Rents do not include utility bills (gas, electric or water) or council tax. Rents are paid monthly in advance by standing order to our Client Account, and the first month’s rent and security deposit must be paid (in cleared funds) on or before the day that the tenancy commences.
Deposit
A deposit normally equivalent to one month’s rent is taken to cover any damages, dilapidations or deductions due. The deposit is then transferred into The Deposit Protection Service within 10 days. It is a Government-authorised service where the deposit is held securely with a trusted high street bank.
Safety Regulations
We ensure that all gas appliances are safety checked annually and you will be given a current certificate at the start of a tenancy. The electrical equipment must also be safe and we strongly recommend to our clients that the appliances are periodically checked by a qualified electrician. The furniture and furnishings must always comply with the safety regulations.
